The Open House Trap!
How to Visit Open Houses the Right Way: Tips for First-Time Home Buyers
Visiting open houses is a fun and exciting part of the home-buying journey. It gives you the chance to explore different properties, get a feel for what’s available, and imagine yourself in various neighborhoods. But if you’re a first-time homebuyer, it’s important to approach open houses with a strategy so you can make the most of your visit—and avoid getting caught up in some of the tactics used by agents. Here are some key tips to make sure you visit open houses the right way!
Open Houses: More Than Just Browsing
Many buyers love to visit open houses, whether it’s to gather ideas for their dream home or to check out a specific neighborhood. It’s a great way to see properties in person and get a feel for what’s out there. But as a former real estate agent trainer, I’ve seen firsthand that open houses aren’t just for casual browsing—they’re a lead generation tool for agents.
When you walk into an open house, the listing agent sees you as a potential lead. You’re automatically targeted as someone who could be in the market to buy, and the agent will do everything they can to get your contact information. You may hear things like, “This house is going to go fast, you better make an offer now!” But remember, that may or may not be true.
Deciding Whether to Talk to the Listing Agent
As you tour open houses, one thing you’ll notice is that the listing agent is eager to get your details. Should you give them your information? That depends on your situation. If you already have a trusted agent representing you, I recommend sticking with them and politely declining to work with the listing agent.
Many listing agents hire other, often less experienced agents to host open houses. While these agents may still be professional, they might not have the same level of experience as your own agent. If you’re not careful, you could find yourself in a situation where the listing agent tries to take over your home search, which could lead to confusion or mixed messages.
Protect Your Information
If an agent starts pressuring you for your contact information, you have a simple solution: give them your agent’s business card. By doing so, you politely indicate that you are already working with someone. Most agents will respect this and back off. However, be aware that some might still try to persuade you to sign in or give your details. It’s important to stay firm in your decision and know that you’re in control of your search.
Take Your Time and Don’t Get Rushed
When you’re in an open house, take your time to look around, ask questions, and really get a feel for the property. Don’t let the agent rush you into making a decision or signing any paperwork. This is your chance to explore and make sure the home is a good fit for you and your needs.
Be Prepared and Stay Confident
Ultimately, visiting open houses is about you finding the right home at your own pace. By being prepared, taking your time, and knowing how to handle interactions with agents, you’ll feel confident in your search and avoid unnecessary pressure.
