That’s a great question and there are many variables that have to be considered. For example there are over 19,000 incorporated cities in the U.S. that may have unique programs. 3,143 Counties in 50 states not to mention the federal programs. When you try to overlay every single one, it can be overwhelming. That’s why we exist. So we can identify the right programs for you and get you on the right path.

If it has been more than 3 years since you owned a home, you’re in luck. Almost all First Time Home Buyer Programs identify someone as a First Time Home Buyer by looking at the last 3 years tax returns.  As long as you don’t show any mortgage interest deductions, you are considered a First Time Home Buyer again. It’s a great way to get a fresh start.

It’s important to understand that these terms often get used interchangeably so it can be confusing.  For most of the First Time Home Buyer programs we list, they may offer down payment grants, deferrals, reduced interest rates, community incentives and many other variables. However in all cases the buyer must still be able to make a monthly mortgage payment on the home they purchase.
Other affordable housing programs might make all or a portion of your monthly rent to help you get by. We don’t list those programs on this site.
